Why does Al Marjan Island matter now?

Wynn Al Marjan Island opens in September 2027: about USD 5.7 billion, 1,530 rooms and suites, 22 restaurants and bars, a 550-metre private beach, more than 9,000 jobs, and the only licensed gaming venue in the Emirates.

Today, before a single 2026 hotel has opened, AirDNA reads 232 short-let listings on Al Marjan Island at 48% occupancy and about USD 126 a night. RAK's hotels ran at 75% occupancy and AED 618 a night across 2025 (STR figures reported by Trade Arabia), and AED 706 a night in the first half of 2026 with occupancy down to 49% in a disrupted year. The fine print on this calculator

This is today's market, before any of the 2026 and 2027 hotels open. Hotels open: an illustrative resort-era scenario, not a forecast, with a nightly rate in line with the island's five-star hotels and the default occupancy explained below. Costs: the operator's share, quoted in writing by the operator; the 6% RAKTDA tourism fee is charged to the guest on top of the nightly rate; service charge per BNW; other covers cleaning, linen, utilities, platform fees and minor repairs, an estimate. Furnishing, the holiday-home licence (from about AED 350 a year for a one-bedroom) and any mortgage are not included. Income depends on the unit, the season, the platform and the year; REMAX Hub does not guarantee it. Figures in your chosen currency at the exchange rates of 29 September 2026.

What is the case for Al Marjan Island, in one paragraph?

A resort island being built around the region's first integrated resort, Wynn Al Marjan Island, opening in September 2027. BNW's presentation cites Marjan's figures for average RAK apartment prices rising from AED 950 to AED 2,990 per sq ft between Q1 2021 and Q1 2025, Colliers' projection of 3.8 million visitors in the opening year rising to 5.5 million by year three, and an airport expanding to 3 million passengers by early 2027. Those are their numbers, cited as such. The rest is your judgement on whether a resort island with 8,500 planned hotel keys needs the 18,650 residences planned around them.

Where exactly is it, and how do I get there?

Al Marjan Island is about an hour by road from Dubai Marina, four reclaimed islands off the coast of Ras Al Khaimah. The four coral-shaped islands cover 2.7 million sq m of reclaimed land, extending 4.5 km into the Gulf. RAK International Airport is 15 minutes away; Dubai International is about an hour and a quarter. The E11 coast road runs straight there.

What do I pay to start?

On every BNW home being built in Ras Al Khaimah, the plan is 30/70: 30% within the first four months after booking, then nothing until handover, when 70% is due. Registration fees in Ras Al Khaimah and BNW's administration charges come on top: your advisor confirms the amounts and when they are paid. How the 30% is split over the four months is agreed with BNW when you book. For Orvessa, in Dubai, your advisor confirms the plan. The calculator on this page shows every payment on any of the Ras Al Khaimah homes.

What is the 30/70 plan, exactly?

30% of the price within the first four months after booking, then nothing until handover, when the other 70% is due. It applies to BNW's projects in Ras Al Khaimah: Tonino Lamborghini Residences, Taj Wellington Mews, FashionTV Acacia, the BNW Marjan Collection and Radisson Blu RAK Central. For Orvessa, in Dubai, your advisor confirms the plan. How the 30% is split over the four months is agreed with BNW when you book, and the schedule on your unit is confirmed in writing before you reserve. The 70% is the big payment, so we plan it with you from the first call: money moved across the years before the keys, a UAE mortgage on the finished home, or a mix.

Is Al Marjan Island freehold for foreigners?

Yes. Al Marjan Island and RAK Central are freehold zones in Ras Al Khaimah where foreign nationals can own property outright, registered with the emirate's land department in the buyer's name.

What about the rent?

BNW's branded projects are designed for short-term and holiday letting around the resort economy, and BNW's own material quotes expected yields. We do not repeat those on this page. When the island's completed towers have a rental record we will show recorded figures; until then, treat every yield number in any brochure as a projection, not a promise.
