Wynn Al Marjan Island opens in September 2027: about USD 5.7 billion, 1,530 rooms and suites, 22 restaurants and bars, a 550-metre private beach, more than 9,000 jobs, and the only licensed gaming venue in the Emirates.
Around it, the emirate is doubling its hotel stock, tripling its airport and targeting 3.5 million visitors a year by 2030. The homes for the people who come to run, serve and visit all of that are what BNW is selling now, at today's prices, with 30% within four months of booking and 70% at handover.

Today, before a single 2026 hotel has opened, AirDNA reads 232 short-let listings on Al Marjan Island at 48% occupancy and about USD 126 a night. RAK's hotels ran at 75% occupancy and AED 618 a night across 2025 (STR figures reported by Trade Arabia), and AED 706 a night in the first half of 2026 with occupancy down to 49% in a disrupted year. Hotels open: an illustrative resort-era scenario, not a forecast, with a nightly rate in line with the island's five-star hotels and the default occupancy explained below. Al Marjan Island is about an hour by road from Dubai Marina, four reclaimed islands off the coast of Ras Al Khaimah. The four coral-shaped islands cover 2.7 million sq m of reclaimed land, extending 4.5 km into the Gulf. RAK International Airport is 15 minutes away; Dubai International is about an hour and a quarter. The E11 coast road runs straight there.
