RAK's hotels ran at 75% occupancy and AED 618 a night across 2025 (STR figures reported by Trade Arabia), and AED 706 a night in the first half of 2026 with occupancy down to 49% in a disrupted year. Hotels open: an illustrative resort-era scenario, not a forecast, with a nightly rate in line with the island's five-star hotels and the default occupancy explained below. Costs: the operator's share, quoted in writing by the operator; the 6% RAKTDA tourism fee is charged to the guest on top of the nightly rate; service charge per BNW; other covers cleaning, linen, utilities, platform fees and minor repairs, an estimate. Furnishing, the holiday-home licence (from about AED 350 a year for a one-bedroom) and any mortgage are not included.
